Real property is defined as all the interests, benefits, rights and encumbrances inherent in the ownership of physical real estate, where real estate is the land together with all improvements that are permanently affixed to it and all appurtenances associated thereto. The professionally qualified real property appraiser will be tested and accredited in one or more of the following specialties: Urban--The appraiser may be involved in the valuation of some or all of the following properties: commercial (e.g., office buildings, freestanding retail, shopping centers); industrial (manufacturing plants, warehouses, etc.); special purpose (recording studios, churches, radio/TV stations, cemeteries, golf and country clubs); residential (apartment houses, single family homes, townhouses, and condominiums). Residential--Appraisers who specialize only in the valuation of 1-to-4-unit residential properties. Rural--These specialists are involved in the valuation of nonurban properties, livestock ranches, stockyards, dairy and horse farms, vineyards, and orchards. Other special purpose properties may include grain elevators, poultry-producing facilities, agribusiness, etc. Ad Valorem--Charged with the responsibility for the discovery, listing, and valuation of all taxable property in their jurisdictions, the "assessor" makes every effort to ensure that each property is assessed uniformly in order to determine an individuals fair share of the property tax burden. Timber and Timberland--This is another specialty related to the appraisal of real property. This appraiser will, for example, analyze the economic yield of timberland and/or the costs of reforestation. | |

| Candidate Members Candidate Members have been accepted by the Chapter Admissions Committee, and have passed the ASA Ethics Examination and an examination covering the Uniform Standards of Professional Appraisal Practice (USPAP). They are working towards the completion of the experience, peer review, and comprehensive test requirements necessary to achieve designated status. |
