Course Overview:
The objective of this seminar is to provide an in-depth analysis of identification and measurement of economic obsolescence. This course will explore: the consideration of the obsolescence as item, industry, or business-specific, the use of economic life as an alternative to age-life, cost to cure, deriving economic obsolescence from the market, the positive economic factor, use in determining liquidation value, tax affect, entrepreneurial profit, and the application of inutility.
A multi-discipline offering, this seminar will cover all types of assets including Real Estate, Machinery and Equipment, and Personal Property. It will also include a discussion of considerations for Business Valuation appraisers when valuing a business that contains all of these asset types.
As a lead-in to proper understanding of economic obsolescence, an overview of the cost approach will be presented. Students will be engaged in working out scenarios and problem-solving exercises to properly apply the principles. The instructor will demonstrate the calculations using the HP 17BII+ (available as a mobile app) and the HP 12C. Students are encouraged to bring a financial calculator with which they are familiar.
