 The Nonmarketable Investment Company Evaluation Method (NICE)

The NICE Method is a valuation method under the Income Approach to value.  It is designed to determine the fair market value of noncontrolling equity interests in closely held investment entities, such as family limited partnerships (“FLPs”) and limited liability companies (“LLCs”). By combining discounted cash flow with basic Modern Portfolio Theory, NICE determines fair market value based upon (1) the risk and expected returns of the entity’s portfolio of assets, (2) the incremental required rates of return from the risks of lack of control and lack of marketability and (3) the range of the expected holding period of the subject interest.

The NICE-R model software, downloadable through the ASA, is an Excel based program which will calculate fair market value after a few basic inputs by the user. The model includes the required rates of return designed to match the riskiness of the entity’s portfolio assets. These provided returns are all sourced from peer-reviewed academic papers and with accompanying empirical studies. Nevertheless, the user is free to override all ROR inputs in favor of the user’s own opinion or other source for this required data. The program is totally transparent with no hidden or locked cells. The user is fee to copy, modify and share files without restriction.

Users are required to participate in a webinar reviewing the NICE Method prior to receiving the downloadable file. Those that have completed the webinar will also be invited to join a user group so they may discuss the Method and its application with other users.
